Stack Homes is a Salt Lake City, Utah-based provider of sustainable modular homes with modern designs. Stack Homes builds and sells a variety of modules and floor plans including four different homes and Accessory Dwelling Units (ADUs). Their pre-designed units range in size from 120 to 960 sq.ft. In addition to their ADUs, Stack Homes sells three modular garages and also offers options for modular combinations – combining two or more modules to create a larger residence. 

Their smallest ADU design (320 sq.ft.) has dimensions of 20’x16’ and includes one bedroom and a bath, whereas their largest, and most popular model, (960 sq.ft.) is 40’x24’ and includes two bedrooms and two bathrooms. Stack Homes also offers two office models in 120 and 200 sq. ft. options. The company’s designs place particular importance on sustainability, incorporating design elements from a list of sustainability features that includes LED lighting, energy-efficient insulation, high-efficiency HVAC systems, and more. From an aesthetic standpoint, models from Stack Homes feature modern, refined designs with large windows, quartz countertops, and sleek fixtures. One unique design feature of Stack Homes ADUs is that they are engineered to be able to withstand relocation, giving buyers flexibility over changing their homes’ location in the future.

Logistically, all components are built off-site and are then delivered and installed at the build site. The process starts when the customer sends an inquiry to Stack Homes with their vision for a home, after which a free site assessment is performed. A $6,000 USD deposit must be made upon placing your order. Once a permit for construction has been obtained, Stack Homes begins manufacturing, requiring 80% of the total expenses to be paid by that point. Manufacturing services include insulation, framing, electrical, and plumbing, and the interior comes with appliances, shelving, trim, cabinets, and tile. 

At the same time, a local general contractor must prepare the site - including preparing utility connections and laying a foundation for the home. Finally, Stack Homes delivers and installs the home. The next 10% of expenses must be paid within 30 days of the installation date. After a final customer walkthrough and the acquisition of a certificate of occupancy, the home is live-in ready. 

Because Stack Homes uses modular construction and delivers in a highly finished state, the entire on-site installation process can be completed as quick as 7-14 days. The company also helps homeowners acquire financing through their partnership with Intercap Lending, which allows qualified applicants to finance up to 95% of their total property value.

Strengths:

  • Homes are designed to be largely sustainable in their design, with a focus on energy efficiency

  • Models can be combined into the customer’s ideal configuration and expanded onto in the future 

  • Offer modular garages - most builders opt to site-build garages

Reasons they may not be for you:

  • Stack Homes operates mostly in the Western US, which makes delivery costs outside that area potentially cost prohibitive

  • You want to work with a company that handles all stages of the process including local site work, which must be handled by a local contractor. (Though soon, Stack Homes will be able to serve select markets with an in-house contractor.)
