Custom Modular Direct is a retailer of modular homes and ADUs based in Taneytown, Maryland. They partner with other large retailers like Champion Homes to serve the Northeastern US. While Custom Modular Direct can build fully custom homes, they offer 290+ pre-designed floor plans ranging from 85 square feet to 6,940 square feet. Pre-designed modules include ranches, cape cods, estate homes, craftsman style homes, log homes, coastal homes, ADUs, and small spaces like garages and laundry rooms. Exteriors tend to take on a traditional design with gable roofs, horizontal smartside siding, dormers, and porches. Luxury exterior effects like stone or log siding are also common. In hotter climates, their in-house design team often adds a reflective metal roof with a wide overhang to avoid overheating. Homes in colder climates can be built with fewer windows on the West/North sides of the homes coupled with a tight building envelope utilizing high R-value insulation to save on heating costs.

While Custom Modular Direct is only a designer and retailer and does not actually construct or assemble the home, they provide plenty of services themselves. First, they help buyers design their home and get a cost estimate for their project. After crafting blueprints and a budget plan, Custom Modular Direct works with a local manufacturer to gather materials, build the home, and guide buyers through the construction process. Buyers also get formal construction checklists, a schedule, and a list of experienced set crew subcontractors. Once the manufacturing process is complete, Custom Modular Direct coordinates the delivery and continues their project support after the module is set; however, the buyer must still work with third parties for manufacturing and assembly.
