California Modulars Review

California Modulars is an ADU and prefab home designer and manufacturer based in San Jose, California. For projects located in or nearby Sonoma or Santa Clara County, California Modulars can also serve as the general contractor, making them a full-service company with a turn-key process. Standard ADUs and homes from California Modulars often feature modern designs with large windows and on their larger floor-plans, decks and garages. Homes from California Modulars also include high efficiency, Energy Star appliances and a range of finish options. Depending on the lot type and shipping distance, California Modulars can manufacture and ship homes as either highly-finished modules or as deconstructed panels.

From a process standpoint, it is important to understand if and when homes are shipped as home modules or a set of structural panels. While the construction type won’t affect the quality or resale value of your home or ADU, it does mean that there is a greater amount of on-site work required to prepare ADUs and homes to be move-in ready if the homes are shipped as a set of structural panels. Panelized construction does offer one major advantage though, it may not always be possible or cost effective to build a modular home on hard to reach building sites - like those on the side of hills or with power lines blocking access to the building area, in which case, panelized construction can be a better replacement and be delivered to the build site more easily.

Strengths:

  • Offer turn-key building services on projects within Sonoma and Santa Clara Counties

  • Specialize in ADUs with both smaller (400 sqft) ADUs and larger multi-family units (2,136 sqft duplex)

  • Have unique designs like 2-floor ADUs, multi-family units, and an office design

Reasons they might not be for you:

  • Homes arrive on site as a panelized materials kit, requiring a higher degree of on-site work compared to a modular home or ADU

  • Home material kits are for the structure only - buyers must work with a local contractor to source materials for finishing the interior of the home or ADU

  • You are looking for greater design and customization options
