Gaia Homes is a designer and manufacturer of modular homes and ADUs based in San Francisco, California. In addition to fully custom modular homes, they offer 14 ADU models, with floor plans ranging from 370 square feet to 1,200 square feet. Stylistically, Gaia Homes’ ADUs and homes typically feature modern designs. Their exteriors usually feature flat roofs, wide windows, no-step entrances, glass doors, and solar paneling. Inside, homes include a modern open floor plan with fixtures, furnishings, and energy-efficient appliances. Gaia Homes builds homes and ADUs to meet California’s net-zero energy mandate through the use of solar paneling, heavy insulation,  and energy-saving lights and appliances. Additionally, homes include “smart” capabilities like smart thermostats, energy/water usage dashboards, automatic lighting, smart door locks, and smart home devices. 

From a logistics standpoint, the design process generally takes 2-3 months, which includes site visits, floor plan creation, and permitting. Once the design is finalized, modules are constructed off-site and are typically ready in 8-12 weeks. Installation and other site work can last anywhere between 1 day and 2 weeks, depending on the scale of the project. While modules arrive in a highly finished state, it’s still worth noting the Gaia Homes doesn’t handle site work themselves. A local contractor must handle site work like setting the home as well as installing and connecting plumbing, electrical, and photovoltaic hookups. Currently, Gaia Homes only operates within California, but they can ship modules to any west coast buyer for an additional fee.
