Starbrook Modular Review

Starbrook Modular is a modular home manufacturer based in Silver Spring, Nevada. As a newer company, they have completed 4 projects with several others in construction - including ADUs, single family homes, and more commercial projects such as multi-unit apartments and residential developments. It is worth noting that they primarily work on custom projects rather than focusing on a portfolio of pre-designed models.

While individuals can come to Starbrook Modular with a set of home plans to build, Starbrook Modular typically recommends interested individuals work with an architect and engineer from their network of preferred design partners. That way, projects can be designed to take advantage of the time and cost savings afforded by modular construction from the outset. Depending on the project, they can match buyers to best-fit architectural and engineering firms. And while they are certified general contractors in California and Nevada, in most cases, buyers must work with their own general contractor rather than working with Starbrook Modular as a turn-key builder.

Logistically, it is worth noting that Starbrook Modular has no predefined service area though past projects have been based in Nevada, California, Washington State. Depending on the project & shipping costs, modules built by Starbrook Modular are often cost competitive up to 750 miles from their Silver Spring headquarters (which covers most of the Western U.S.). When shipping completed projects, they can ship modules up to 90% complete which can include drywall, appliances, and fixtures. And while they can also handle the setting & stitch-together of modules buyers can also elect to work with their own GC, shipping, and/or install partners. Once production has begun, projects can be fully-finished in as little as 6-7 months.

Strengths:

  • Offer manufacturing capabilities for modular home projects  with the ability to deliver modules up to 90% complete

  • Have a wide range of project capabilities including ADUs, Single Family Homes, and Multi-Unit projects

Reasons they might not be for you:

  • You are looking for a turn-key home builder that offers services like general contracting or in-house design services

  • Based on your location and the size of your project, the cost of shipping highly-finished home modules from their Silver Spring, NV manufacturing facility is no longer cost competitive (often the case for projects over 750-miles away)
