Impresa Modular Review

Impresa Modular (formerly Express Modular) is a modular home marketplace based in Martinsburg, West Virginia. Their website hosts over 1,000 designs, with standard floor plans ranging from 556 square feet to 9,902 square feet however, model availability varies by location. For example, in the San Francisco Bay Area, Impresa Modular offers only 72 models which range in size from 534 square feet to 9,902 square feet. Impresa Modular designs and manufactures a wide variety of home designs including ranch, colonial, cape cod, chalet, cabins, log homes, boxy tiny homes, Jersey Shore, coastal, and even modern styles. Full customization is available and Impresa modular encourages buyers to use their Project Homestyler software to design tentative floor plans before formally starting the customization process.

Once buyers have settled on a design, home modules are manufactured off-site in one of Impresa’s 24+ partner factories. All drywall, flooring, cabinetry, plumbing, and electrical is completed in as fast as 2-3 weeks. Once shipped to the final build site, homes arrive 80-90% complete, where they are then set on a permanent foundation, which includes superior walls, precast foundation systems, insulated concrete forms (ICF’s), poured concrete walls, or traditional block walls. Buyers also choose between a full basement or a more affordable crawl space. While Impresa Modular sells homes directly to buyers, it is worth noting that they only help with design and project management, not construction. Therefore, it is the buyer’s responsibility to choose one of Impresa’s partner factories to manufacture the home and find a general contractor to finish assembling the home on site. From the time the modules arrive on site, this process can often take 60-90 days.
