Affinity Building Systems Review

Summary of Operations & Modular Home Offerings
Affinity Building Systems is a modular home manufacturer and designer based in Lakeland, Georgia. They offer 10 ADU and single-family models, with floor plans ranging from 1,082 square feet to 2,250 square feet. They are able to build homes that are net zero energy and can withstand strong, hurricane-like winds. It is also worth mentioning that Affinity primarily works with builders and developer partners rather than dealing directly with potential homebuyers on one-off projects.
Design Overview
In terms of style, Affinity Building Systems’ homes largely feature traditional home designs. Most of their pre-designed homes are capes or colonials, many of which have covered porches. Though they do have a few models that are two-story units. All models and plans are customizable. They have a range of both interior and exterior finishes that buyers can choose from, including appliances, cabinetry, countertops, flooring, electrical, and plumbing. On the exterior, buyers can personalize elements such as siding, roofing, and exterior doors.
As Affinity Building Systems largely operates in the Southeastern U.S., their homes are built to handle extreme weather, particularly hurricanes. Their homes are engineered to withstand winds up to 180 mph. Affinity’s homes can be built on a variety of foundations, including crawlspaces, pilings, and stilts.
Build Process & Timeline
Once the design and permits are finalized, the foundation is built while the home modules go into factory production. The modules can be finished in under 4 weeks. The modules are then shipped to the build site and set on its foundation with a crane, usually in just 1 day. A local contractor then handles on-site work like electrical, plumbing, and heating connections. On-site work also includes siding, decking, patio work, and minor interior carpentry. It is worth noting that while Affinity handles all permitting, manufacturing, and design, on-site work must be done by a private contractor. Buyers are paired with local independent builders from Affinity’s network. Currently, Affinity only offers homes to buyers located in the US Southeast.
