KieranTimberlake is an architecture and design firm based in Philadelphia, Pennsylvania. They partner with Bensonwood and Plant Prefab to build sustainable prefab homes. All of their home designs can be fully customized. Buyers start with one of 5 pre-designed base plans, select the size, roof profile, finishes, and exterior. KieranTimberlake’s 5 pre-designed homes range in height, size, and layout, with unique roof and window configurations that allow buyers to create unique homes with daylight spaces and loft-like elements. In the design process, KieranTimberlake also considers the site’s solar orientation, natural lighting, and breeze to create a custom plan for each project. While buyers can customize their homes, exteriors often feature natural weathering wood facades, with patterns that cast shadows and reflections to create a unique modern design. Tall ceilings, glass doors, skylights, terraces, and clerestory windows create even more light and airy spaces to give the home an open, modern feel. Unique layouts with origami-style roofs, alcoves, and even L-shaped homes are also common.

Alternatively, buyers can work with KieranTimberlake to create a fully-custom home design. KieranTimberlake will then work closely with buyers to turn their original vision into a building plan for 20% of construction costs however, custom homes can be more expensive, even double the cost of a pre-designed home at the same size.

While KieranTimberlake works with buyers to design their homes as an architecture firm, they are not involved in any of the manufacturing or construction of the home. Depending on the design, prefab homes are usually manufactured in either Bensonwood’s or Plant Prefab’s factory. Finished modules are then shipped to the build site where a third-party contractor lifts and fits the modules into place. The contractor completes the exterior with wall panels containing insulation, windows, and the rest of the interior finish as any remaining site work is finished. Usually, homes can be assembled in less than 6 weeks.
