Project Costs for a Modular Home from Affinity

Our price and cost estimates for a prefab home from Affinity Building Systems range from $215 - $335+ per square foot. These estimates are all inclusive, meaning that the cost of the home module, labor, and site work are included. It is important to note that this is only an estimate and there are several factors that can make estimating the final project cost highly variable:

  • Affinity works directly with builders and developers who then sell the finished homes at their own prices

  • They offer a high degree of customization and so there is likely to be project-to-project variation i.e. a more standard house versus a fully-custom, high-end home

  • For coastal builds requiring elevated/pier foundations, or with upgrades like decks and garages, costs can escalate into the $1–$2M range—especially for larger models like Paradise Pointe

Determining Modular Home Costs & Project Line Items

To determine our cost estimates for a finished home from Affinity Homes, we began with their wholesale module pricing—the cost delivered to builders for the factory-built modular units only, estimated at $150–$200+ per square foot. We then included Southeast U.S. builder expenses, such as delivery and crane setup, on-site assembly and interior finish, foundation work (slab or crawlspace), utility connections, permitting, and included a 15% contractor markup. Bringing all these components together, we arrived at an approximate all-in turnkey cost of $215–$335+ per square foot, fully installed but without land or optional upgrades.

In addition to the wholesale cost of the model, our turn-key estimate factors in: $10-000 - $50,000 for module delivery, crane (if necessary) & installation, $7 - $20 per square foot for a slab or crawlspace pier-and-beam foundation, $30,000 - $50,000 for site work like permits and utility hookups, and 15% for builder overhead and profit.

As mentioned above each project can be highly variable and as such costs can fall outside of this range. In our estimate, we have not included the cost of land; more complex foundations (which may be necessary in coastal areas or flood zones); extra items like landscaping, decks, or garages; and high-end upgrades or custom finishes.
