Zip Kit Homes is a builder of modern, high-value, generally small footprint prefab and modular homes. They make eight models of homes, seven of which are under 1500 square feet. Each home is built with SIP (structural insulated panels) which are highly insulated and result in significant energy savings over conventional construction.

Zip Kit Homes is a subdivision of Timberhawk, a construction company.  Construction time for homes is around 12 weeks including installation. The homes typically ship with all appliances and inside set up and a local contractor’s role is primarily to prepare the foundation and connect the utilities. Zip Kit notably also does ship kits (just the external structure) though it’s not their primary business. Different from many prefab home companies, they also have a duplex model, which is essentially two of their Bridger units, side-by-side.

Strengths:

  • Excellent value relative to other high quality prefab companies - all-in costs range from $150 to $250 per sqft

  • Lots of options for small footprints - most of the homes have footprints under 800 square feet

  • Can withstand snowy locations

Reasons they might not be for you:

  • You’re not located in the Western U.S. or Canada - most deliveries are within 500 miles of Zip Kit’s Idaho location

  • You want a home with more than three bedrooms
