Method Homes Option Series Review, Cost, Floor Plans, and Photos

Method Homes’ Option series is made up of 9 pre-designed modular home floor plans. The single-story plans include the Option 1.1, Option 1.2, and Option 1.3. For two-story homes, buyers can choose between the Option 2.1, Option 2.2, and Option 2.3. Three-story floor plans include the Option 3.1, Option 3.2, and Option 3.3. 

The Option series was designed in collaboration with Grouparchitect to create modern yet liveable modular homes that can adapt to different types of lots. All 9 Option Homes can easily attain net-zero energy efficiency through green upgrades like solar paneling. However, unlike other Method Homes series, solar paneling does not come standard with the Option series.

Option series homes take on a modern yet simple design with open floor plans. Homes usually feature lots of windows, horizontal Smartside siding, and single sloping roofs with overhang to create covered porches. If desired, buyers can completely customize their home’s finishes, with wood facade and cement facade available. The ‘Option’ in the name refers to the myriad customization choices.

While pre-designed floor plans in the Option series have similar designs and appearances, their square footage varies radically. Option 1 homes stand one story tall, with floor plans ranging from 922 to 1,338 square feet. The two-story Option 2 homes range from 1,746 to 2,320 square feet. Option 3 homes stand three stories tall with floor plans ranging from 1,372 to 2,216 square feet.

Method Homes Option Series Cost

Turn-key costs for Method Homes’ Option series range from $347 - $401+ per square foot. While the turn-key prices start at just $360,000 for a single-story home, adding a second story raises the all-in price to at least $660,000. All-in costs for a three-story home can run as high as $790,000, while building the largest two-story floor plan can cost as much as $830,000. However, these all-in cost estimates do not include the cost of land, higher-end upgrades, or customization, either. Method Homes Option Series Floor Plans

Method’s Option modules are fully customizable, allowing buyers to edit floor plans and craft unique designs. However, all 9 pre-designed Option models have a similar look and layout.

Option 1 homes only stand one story high. Each is made up of just 2 modules, with lots of roof overhang to cover their porch space. The 1,028 square foot Option 1.2 features 1 bedroom and 1.5 bathrooms.

While the Option 1.1 only has 922 square feet of living space, the floor plan includes a deck, plus 1 bedroom and 1.5 bathrooms.

The Option 1.3 has a full 2 bathrooms and 2 bedrooms, featuring 1,338 square feet of living space.

Option 1.3 - Method Homes

Despite only being two stories tall, the Option 2.3 is the largest home in the Option series. This four-module home includes 2,320 square feet of living space, with 3-4 bedrooms, 3 bathrooms, a porch, and a garage.

Instead of a garage, the Option 2.2 features 2 porches with lots of roof overhang. The floor plan reaches 2,118 square feet with 3-4 bedrooms and 2.5 bathrooms.

Option 2.2 - Method Homes

While the Option 2.1 features a sizable garage and a porch, the floor plan only includes 1,746 square feet of living space. However, this model still comes with 3 bathrooms and 3 second-floor bedrooms.

Option 2.1 - Method Homes

The three-story Option 3.1 includes 2,146 square feet of dwelling area, with a full garage, den, storage, crawlspace, mechanical room, and 2 porches. However, the four-module home only includes 2 bedrooms and 2 bathrooms.

Option 3.1 - Method Homes

The Option 3.2 also consists of only 4 modules, but features 3-4 bedrooms and 3 bathrooms. This three-story home spans 2,146 square feet, including a garage, den, crawlspace, mechanical room, and 2 porches.

Option 3.2 - Method Homes

The Option 3.3 is the largest three-story home, consisting of 4-6 modules. Rather than reserving the lower level for its 2 garages, this floor plan’s bottom level includes 2 modules of ADU living space. One ADU can be used for a living room while the other can serve as a bedroom. The Option 3.3 includes a total of 2,216 square feet with 3 bathrooms and 3-4 bedrooms, including the attached ADU modules.
