Method Homes M Series Review, Cost, Floor Plans, and Photos

The Method Homes M Series is made up of 7 pre-designed modular home floor plans: Model M, M Loft, M+, 2M, 2M Shift, M2, and 2M Loft. Method Homes created the M Series in collaboration with Prentiss + Balance + Wickline Architects. Their sleek modern aesthetic combined with a rustic design makes the series popular for country getaways and open rural lots. 

Floor plans range from 655 - 1,740 square feet. Every home in the M Series features a modern floor plan with large windows, flat metal roofs, exterior lights, and space for patios or decks. While buyers can fully customize any M Series home’s floor plan and finish, previous builds have featured aluminum finishes, plywood ceilings, composite decking, bamboo floors, and corrugated metal siding. Even in builds with Smartside siding, an aluminum finish still features prominently. In addition to a super-insulated building envelope to slash energy bills, buyers can add green upgrades like solar paneling to achieve net-zero energy efficiency.

Method Homes M Series Cost

Turn-key project costs range from $391 - $468+ per square foot, making the M Series one of Method Homes’ most expensive series. While the module cost for the Model M starts at just $170,000, the stated all-in cost is $290,0000. While this estimate is all-inclusive, it does not factor in the cost of land or upgrades. Method Homes M Series Floor Plans

The compact Model M fits perfectly in small lots, with only 655 square feet of dwelling area and a stretched 40-foot long floor plan. The M plan includes 1 bedroom, 1 bathroom, and an open living area that blends into a 155 square foot deck.

Model M - Method Homes

The M Loft has two stories but only 834 square feet of dwelling area. As the name suggests, this model includes a spacious 214 square foot loft perfect for a sleeping area or living space. The floor plan also includes 1 bathroom, 1 bedroom, and an open living room that connects to a deck.

While the M+ is only one story tall, the square footage can range from 915 to 1,000 square feet due to options for a separate laundry room, extra living space, and access to a walkout deck. However, 2 bedrooms and 2 bathrooms come standard.

M+ - Method Homes

The 2M model includes 1,240 square feet of dwelling area and stands one story tall. The floor plan features 2 bedrooms, 2 bedrooms, and a spacious 248 square foot deck.

2M - Method Homes

The 2M Shift is basically the 2M, but bigger. This 1,240 square foot model adds a 465 square foot deck area that makes for a perfect lookout. Like the standard 2M, the 2M Shift includes 2 bedrooms and 2 bathrooms.

The M2 consists of two modules connected by a bridge in a kind of modern H shape. The plan includes 2 bedrooms, 1.5 bathrooms, 1,240 square feet of dwelling area, and two decks.

M2 - Method Homes

The 2M Loft is the largest model in the M Series, featuring 1,740 square feet of dwelling space. The floor plan has the same 1-story 2M layout, with 2 bedrooms, 2 bathrooms, and a deck. However, this model adds a 248 square foot loft.
