Boxprefab is a designer and builder of prefab single-family homes and ADUs based in Houston, Texas. They offer 6 styles of ADUs in multiple sizes, with pre-designed floor plans ranging from 480 to 2,400 square feet, with additional options for both two-story and combined ADUs. All models are fully customizable. Boxprefab was founded by the husband and wife team behind Inexture Architects, the same company that designs Boxprefab’s homes. Their models feature a boxy modern style, with Hardi board siding, thermally broken windows, seam metal or TPO membrane roofs, and metal upgrade options for almost the whole exterior. Interiors usually come with a mix of luxury vinyl plank and hardwood flooring, built-in closets, recessed LED lighting, appliances, high-density slab countertop with quartz upgrades, and Armony European kitchen cabinetry. Boxprefab is a green company, with their off-site builds resulting in 80% less waste than traditional builds and using more sustainable materials. In addition to their low-e insulated windows, high-efficiency spray foam insulation, low VOC paint, and efficient appliances, they have options for smart lighting controls, smart doorbells, and smart security systems to further modernize their homes and ADUs.

Boxprefab offers turn-key services to buyers in the Houston/Austin area,handling all phases of the project themselves. They build their homes on permanent foundations,  and usually install the modules via crane and set them on traditional concrete foundations similar to traditional, site-built homes. Homes are first designed by Inexture to fit the site conditions and the buyer’s vision. Depending on the level of customization, this engineering phase takes between 2 and 8 weeks. Once design and permitting are finished, Boxprefab builds the home in their Houston, Texas factory, usually in 6-12 weeks. Some site approval and preparation can be done concurrently with the factory build. Once construction is finished, the home module is shipped and installed in just 1 week as utilities are connected. While simple single unit ADUs arrive completely finished, multi-unit projects with more complex configurations may require additional assembly and extra site work, up to 8+ weeks. The entire process, from signing to move-in, usually takes 3-6 months.
