Prefab home kits, one of the main methods of prefab home construction, have several benefits that make them appealing to prefab home companies and buyers alike. Unlike modular construction which ships pre-assembled modules to the final build site, kit homes are shipped as pre-cut and/or partially assembled building components (panelized building) which are assembled at the final building site.

Prefab kits ease some of the logistical pressures of shipping home modules and are an advantage for projects that are located distant from a company’s manufacturing site or are located on a hard-to-access building site. In some cases, buyers with technical proficiency in construction may be able to assemble the kits themselves and make use of sweat equity to decrease the final cost of their project. Individuals who are not inclined to assemble the kits themselves may need to work with a 3rd party contractor to complete the on-site assembly and finish the interior of the home though, in some cases, this affords buyers with more flexibility in their project.

One potential drawback to prefab home kits is the increased amount of on-site labor necessary to finish the home.
