Orbit Homes is a prefab ADU designer and manufacturer based in Malibu, California. In addition to their custom ADUs, Orbit Homes offers 5 styles of manufactured single-family homes, built to HUD code. Because Orbit Homes’ ADUs are classified as manufactured units, they are appraised differently than other types of prefab or site-built homes. This may affect the resale value of the homes though it doesn’t necessarily have any bearing on the build quality. Orbit Homes’ pre-designed floor plans range from 450 square feet to 2,250 square feet. Their prefab houses typically feature a sleek modern style, with tall windows, sliding glass doors, and roomy deck space. While floor plans are pre-designed, interior and exterior finishes are fully customizable. Homes are built on top of steel chassis with reinforced framing, allowing them to withstand challenging weather and travel easily. Buyers can choose a temporary foundation for future relocation. Orbit Homes has speedy turnaround times, with finished houses being built and delivered as soon as 6 weeks after being designed. Homes arrive on site in a highly finished state and include elements such as fixtures, plumbing, electrical, and appliances.
It is worth noting that Orbit Homes handles all design, manufacturing, permitting, setting, and installation of their homes, including on-site work. However, buyers outside of their CA, NV, and HI operating area must either handle installation themselves or work with a third-party installer. Their manufactured homes leave the factory completely assembled, leaving very little work to be done before they are ready to move into.
