Modular and prefab home prices - what you need to know
Modular and prefab home prices vary quite a bit based on manufacturer, quality of finishes, design and of course, the site. In general though, prices for prefab housing range from $150-$400 per square foot with most houses costing between $250 and $300 per square foot.
If you compare this to the NAHB’s (National Association of Home Builders), “Cost of Constructing a Home” report, you would assume that the cost of building a prefab home is much higher than for a regular site built house, as the report shows an average cost of construction for a new home at about $100 per square foot. That number is based on an average though, and the cost of building new in high priced geographies is several times that. For example, a 2017 report by Turner and Townsend shows the average cost per square foot of building in San Francisco and New York City is over $300 per square foot and we are anecdotally seeing custom residential in such high end markets and surrounding suburbs costing $400+ per square foot. So a decent rule of thumb is that prefab and modular home prices will be lower priced in the highest cost markets and comparable to more expensive in lower cost markets.
