Mighty Small Homes Review

Mighty Small Homes is a designer and manufacturer of panelized home kits based in Louisville, Kentucky. While their pre-designed floor plans don’t exceed 1,200 square feet, buyers get access to extensive upgrades and can even work with Mighty Small Homes to design custom floor plans.

Buyers choose between 14 kits with styles including modern, contemporary, ranch, cottage, carriage homes. Tiny homes on wheels are also available. Their popular modern kits usually feature single-sloped metal roofs, horizontal siding, glass doors, and clerestory windows. Buyers can customize any of the 14 home kits or even start from scratch with a custom design. For example, one of their Texas builds featured a stone facade with a covered porch, while a North Carolina build took on a more traditional, rustic barn look.

The home's walls, floors, and roof are made of efficient Structural Insulated Panels (SIPs) that reduce heating and cooling costs and keep noise out. These efficient SIPs, combined with the efficient build process, make Mighty Small Homes kits 60% more energy-efficient than traditional homes. All kits come standard with precut exterior roof panels, precut exterior wall panels, window openings, door cutouts, plate lumber, underlayment, house wrap, and special tools for the SIP panels. Buyers also get assembly instructions in case they want to handle the build themselves.

It is worth noting that Mighty Small Homes does not assemble the kits themselves. Instead, buyers can either work with a local contractor or handle the build themselves as long as they have basic carpentry skills. From a process standpoint, buyers begin by selecting a home kit design and making their desired customizations. After buyers pay the initial $3,500 deposit, the Mighty Small Homes team generates the final stamped engineered blueprint and delivers it to the buyers. Buyers then use these plans to apply for permits. After paying the remainder of the Production Deposit (50% of total cost), construction of the kit begins as buyers prepare the site with a foundation (slab, crawl space, or basement). Kits can be completed and shipped in 6 weeks, and in as little as 4 weeks if buyers make no customizations. Once production is complete, buyers have to pay a shipping fee of $3 per mile from Louisville, Kentucky. When the home kit arrives, buyers get 2 hours to unload with their chosen builder, or solo if handling the build alone. Buyers or their chosen builder then assemble the home shell and connect utilities like plumbing and electrical. As Mighty Small Homes only ships the components for the structural shell of the home, it is also important to note that buyers are responsible for finishing the interior of the home including; electrical, plumbing, finishes like flooring and cabinetry and appliances.
